What it means
Facilities management covers premises, maintenance, utilities, cleaning, security, compliance testing and space planning.
Why it matters
Premises are usually the second-largest fixed cost after people, and the compliance obligations attached to them are easy to miss.
What it looks like in practice
The recurring compliance items: fire risk assessment, electrical installation condition report, PAT testing where appropriate, gas safety, legionella risk assessment, and asbestos management for older buildings.\n\nA schedule with dates prevents all of it becoming a scramble.
What to watch out for
Dilapidations at the end of a lease. Budget for them from the start; they arrive as a large bill at the moment you are also paying for a move.
